We offer three levels of service for landlords;
Full Management, Find a Tenant/rent collection or Find a Tenant only service, details of which are given below.
Find a tenant and rent collection

- Providing a free valuation and advice on Legal requirements
- Advertising of Property
- Accompanied viewings and report to Landlord about suitable Applicants
- Agree the market rent and find a tenant in accordance with the Landlord guidelines
- Interview and referencing (Landlord, Employment/Character & Bank)
- Prepare Inventory of Condition of the Property/Contents at the start of a Tenancy – Cost for this service
- Lodging of the Tenant’s Deposit with the Deposit Protection Service
- Rent collection and payment direct to Landlord
- Arrangement of EPC – Cost for this service
Full Management
12.5%
- Providing a free valuation and advice on Legal requirements
- Advertising of Property
- Accompanied viewings and report to Landlord about suitable Applicants
- Agree the market rent and find a tenant in accordance with the Landlord guidelines
- Interview and referencing (Landlord, Employment/Character & Bank)
- Prepare Inventory of Condition of the Property/Contents at the start of a Tenancy – Cost for this service
- Advice letters to Utility Companies – Gas, water, electric and Council, with meter readings at the start and end of Tenancy
- Regular Inspections of the property
- Liaising with Landlords/Tenants/Contractors for completion of any necessary works/repairs and settling Invoices from Rent received.
- Lodging of the Tenant’s Deposit with the Deposit Protection Service
- Rent collection and payment direct to Landlord
- Carrying out Inspection and Inventory check at the end of the Tenancy and if necessary preparing a schedule of costs relating to damage prior to the release of the Deposit
- Arrangement of EPC and Annual Gas Safety Certificate – Cost for this service
- Make any HMRC deduction and provide Tenant with NRL1 (if relevant)
Find a tenant only service
9%
- Providing a free valuation and advice on Legal requirements
- Advertising of Property
- Accompanied viewings and report to Landlord about suitable Applicants
- Agree the market rent and find a tenant in accordance with the Landlord guidelines
- Interview, Reference (Landlord, Employment/Character & Bank)
- Provision of an Inventory of Condition of the Property/Contents at the start of a Tenancy – Further cost for this service
- Issuing Copies of Tenancy Agreements and providing Contact Details to Landlords/Tenants
- Make any HMRC deduction and provide Tenant with NRL8 (if relevant)
